Versucht mal n Handwerker zu finden der nicht Mondpreise aufruft oder pfuscht. Mit Mietpreisbremse sind Indexmieten normaliät. Mit den letzten Regierungen wurden Sanierungspflichten eingeführt für die Rücklagen gebildet werden müssen.

Wenn man eine Wohnung für 360.000 € kauft zahlt man 10-15% Nebenkosten. Weil Staat, Notar, Makler alle gern Prozentual etwas vom Kuchen ab wollen. Für 5% Mietrendiete müsste man 1600 € kalt dafür verlangen. Da sind dann Instandhaltung, Verwaltung nicht drin. Ich habe noch nie eine Immobillie für 360TE gesehen die für 1600 kalt im Monat vermietet ist.

Schwieriges Thema. Eine Vergesellschaftung sieht auch eine Entschädigung vor. Die Höhe ist fraglich, sollte m.E. aber an dwn Herstellungskosten - Abschreibung (bzw. bereits erwirtschsfteter Gewinn) orientiert sein, sodass das Unternehmen nicht schlechter gestellt ist, als hätte es das Gut nie hergestellt. Bei gekauften Wohnungen sollte aber nicht der Einkaufspreis zählen… sondern tatsächliche Baukosten + grundstück.

Ich sehe aber auch nicht, dass dadurch mehr Wohnungen gebaut werden. Es gibt weitere Möglichkeiten Wohnungsmärkte zu entspannen ohne staatliche Kosten oder in Eigentum einzugreifen. Daran wird jede Vergesellschaftung scheitern. Man könnte Bürotätigkeiten per Gesetz ins Homeoffice auslagern. Dann würde der Erzieher oder Hausmeister plötzlich günstiger an eine Wohnung kommen und sterbenden Gemeinden würde geholfen. Mag die VW Lobby halt nicht. Weil weniger Menschen dann Auto fahren, gut riechen und dabei rauchen. Und der Neid-Michel sagt dann warum muss er fahren und der andere nicht.

Weiter könnten SGB Wohnungen ausschließlich im Außenbereich angesiedelt sein. Vereinfachung von Bauvorschriften, Gebäudetyp E würden Baukosten senken. Wegfall von Grunderwerbssteuern für Privatpersonen hilf Famillien in den Speckgürtel zu ziehen und die Preisspirale zu dämpfen.

Solche milderen Mittel müssten vor einem Grundrechtseingriff geprüft werden und ich denke gerade recht auf Homeoffice wird hier auch in der Wirksamkeit eine Durchschlagskraft haben, dass die Vergesellschaftung nie rechtmäßig sein kann.

This is romantising trains a bit much. For most people there is no viable connection via public transport to work. If you have a good connection there are typical public transport problems: delays, homeless people, crowded, constructions.
